AC
AC outdoor unit placement: location, noise and permits
The short answer
An outdoor AC unit needs a stable support, clear airflow and access for servicing. Whether a location is permitted depends on the site, municipal rules and any owners’ association requirements. Have the position and noise assessed before ordering.
Is the wall, roof or ground the best location?
| Location | Check first |
|---|---|
| Ground | Stable base, clear discharge airflow and safe drainage. |
| Wall | Load capacity, vibration and nearby bedroom windows. |
| Flat roof | Roof structure, vibration, waterproofing and service access. |
Follow the clearances in the installation manual. A tightly enclosed decorative box can obstruct airflow.
Do you need a Dutch building permit?
Use the Omgevingsloket permit check for your address and proposal. An installation exempt from a technical building permit can still be subject to planning rules. Listed buildings or protected areas may have additional restrictions. Owners’ association approval is separate from municipal permission.
What does the 40 dB limit mean?
Under the applicable Dutch Bbl rules, outdoor units at directly adjoining homes are subject to a 40 dB limit at the prescribed assessment point. For separate plots this is the plot boundary; in an apartment building an opening window or door may be the relevant point.
A dB figure on a product card does not prove compliance. Have distance, reflections and the prescribed calculation method assessed.

What should you send for placement advice?
- An overview photo showing windows and neighbouring homes.
- The proposed indoor-unit position and approximate pipe route.
- Details of the roof, wall or ground and access.
- Any agreements with the owners’ association, landlord or municipality.
More questions
Can an outdoor unit go on a balcony?
Sometimes. First check permission, airflow, noise at neighbouring homes and water drainage. A balcony is not automatically a suitable or permitted location.
Why does water come out of the outdoor unit when heating?
Heating and defrosting can produce water outside. Allow for drainage so water does not collect on a walkway, run down the façade or reach your neighbours.
